Alexandria City's median sold price reached $752,500 in August 2026, up 9.1% from a year earlier. Yet closed sales fell 28.6%, and active listings rose to 390 from 318. Those numbers tell a more useful story together than any one headline can tell on its own.

If you own a home here, a higher median is encouraging. But it is not a reason to automatically add 9.1% to your asking price. If you are buying, more inventory gives you more homes to compare, but it does not guarantee that the home you want will sell at a discount.

My read: this is a market where pricing the individual property correctly matters. Let’s break down what the August report actually says—and what I would look at before making a move.

Why can prices rise while fewer homes sell?

The median is the middle price among the homes that closed. It is not a measurement of how much the same home appreciated.

If a different mix of condos, townhomes and detached homes sells this August than last August, the median can move. This report does not provide the property-type breakdown needed to tell us how much of the increase came from that mix.

There is also a useful reality check in the year-to-date figures. Through August, the median sold price was $730,000, up 1.4% from $720,000 in the same period of 2025. Year-to-date closed sales were 1,375, up 0.5% from 1,368.

So yes, August closings slowed sharply compared with August 2025. But the year-to-date sales total was still slightly ahead. One month is a snapshot, not the whole market.

More inventory means sellers have more competition than last year

Alexandria City had 390 active listings, compared with 318 a year earlier. The report’s five-year August average was 261. That gives buyers more options than the recent August norm.

However, inventory was down from 411 in July. New listings also fell from 172 in July to 149 in August, while new pendings increased from 119 to 132.

That is why I would not describe this as “everything is sitting.” The month-to-month picture includes fewer active listings and more newly pending homes. The year-over-year picture still shows more inventory and fewer contracts.

Both can be true. Your strategy needs to account for both.

What Alexandria sellers should do with these numbers

The average sold-to-original-list-price ratio was 97.9%, down from 98.6% last August and 98.9% in July. That suggests more distance between initial asking prices and eventual sale prices among the homes that closed.

It does not mean every seller gave a 2.1% discount, and it does not measure closing-cost credits. A price reduction and a seller credit are different parts of a negotiation.

Before choosing a list price, I would focus on:

  • The closest comparable sales: the same property type, similar size and condition, and the relevant neighborhood or condo building.
  • Your current competition: the homes a buyer could choose instead of yours today.
  • Differences buyers will notice: renovations, parking, outdoor space, layout, and—for condos—monthly fees and building-specific information.
  • Early buyer response: showing activity and feedback can help us decide whether the price and presentation are connecting with the right buyers.

An Old Town rowhome, a Del Ray detached home and a West End condo should not receive the same pricing recommendation just because they are all in Alexandria.

What Alexandria buyers should watch

The average days on market was 26, compared with 24 a year earlier. That is a modest increase—not proof that every listing has been sitting for months. It also is not a promise that the home you like will still be available next week.

I would use the extra inventory to compare homes carefully. Look at the asking price against recent comparable sales, the property’s time on market and price history, its condition, and the total monthly ownership cost.

Some sellers may be open to a different price or terms. Others may have a well-positioned home and little reason to negotiate. The citywide average is a starting point for the conversation; the specific listing determines the offer strategy.
