Builders Are Offering More Incentives. What Can Northern Virginia Buyers Actually Get?
Builder incentives deserve a closer look—but the biggest advertised credit is only one part of the deal. If you are shopping for a new home in Northern Virginia, start with the specific home, the written offer and the total cost of financing.
Offer research checked September 18, 2026. Advertisements below are not personalized quotes, guaranteed savings or confirmation that a particular homesite qualifies.
What the new national report says
The September 16 NAHB/Wells Fargo report puts builder confidence at 32, down three points. It says 66% of surveyed builders used sales incentives, compared with 63% in August. Separately, 38% reported cutting prices; the average reduction among those cutting prices was 6%.
Those are national survey results, not a Northern Virginia discount schedule. A builder offering a credit has not necessarily reduced the home's price, and the survey does not establish what any local buyer can negotiate.
Three local offers worth checking
Van Metre's published rewards and offers page advertises the following closing-cost assistance:
- Ashberry, Manassas: up to $20,000.
- Heritage at Marshall, Marshall: up to $20,000.
- P2 at South 620, Aldie: up to $30,000.
The builder says offers, pricing and availability can change without notice. Ask for the eligible homesite, contract and settlement deadlines, lender/title requirements, permitted uses of the credit and whether other promotions can be combined. An “up to” amount is a ceiling in an advertisement, not cash promised to every buyer.
Ryan Homes: read the financing conditions
Ryan's Northern Virginia-area campaign includes terms requiring financing through NVR Mortgage, excludes prior sales and homes under construction, and says the offer cannot be combined with other offers. Those terms belong to that campaign. They do not establish a universal credit amount across Ryan communities.
Ask the representative for the current promotion on the exact home you are considering. Request the complete financing comparison before choosing a lender.
Lennar: an online promotion may already be expired
A Lennar Virginia campaign page still advertises savings, but its stated contract window was May 15–17, 2026, with closing by June 30, 2026. It is also a Richmond-area page. It is not evidence of a current Northern Virginia offer. A search result or active webpage alone does not make a promotion available today.
Compare the whole purchase, not just the headline
Build a side-by-side worksheet for each actual home. Include its price after options and lot premium, the usable credit, cash needed at closing, mortgage rate and APR, lender fees, taxes, insurance, HOA dues and the payment after any temporary buydown ends. Have your lender explain which costs the credit can cover and whether any unused amount would be lost.
A shorter commute, a better layout or a realistic delivery date can matter more than a larger advertised incentive. Tour comparable resale homes too, so the decision reflects your alternatives.

Five common questions
1. Does the NAHB report mean I can get 6% off locally?
No. It describes a national survey, not a promised reduction on your selected home.
2. Can I receive a closing-cost credit as cash?
Do not assume so. Have the lender identify eligible costs and the applicable program limits before counting it toward your purchase.
3. Can incentives require the builder's lender?
Some advertised promotions do. Read the offer terms and compare the complete financing package with alternatives.
4. Can I combine a credit with a promotional rate?
Only if the written terms allow it. Ask for a calculation showing which combination is actually available for your home and loan.
5. When should I verify an offer?
Before relying on it in your budget, again before signing, and whenever the home, loan or closing timeline changes. Keep the offer and deadlines in writing.
