Dan Snyder’s River View Is Listed at $49.9 Million. Here’s the Pricing Lesson for NoVA Sellers.

What’s happening: Dan Snyder’s River View estate at 7979 E Boulevard Drive is publicly listed for sale at $49.9 million as of September 29. That is $10.1 million below its June 2024 asking price. Why it matters: Choosing an asking price means making a case to buyers. A memorable address, beautiful photos and a big marketing launch still need a price that buyers can justify against their alternatives.
Three numbers tell the story

The two asking prices differ by approximately 16.8%. That is an asking-price change, not a measured decline in the home’s value or a realized loss. The local context: River View sits on 16.5 acres along the Potomac in Fairfax County’s Mount Vernon area, with an Alexandria mailing address. Washingtonian identifies Dan and Tanya Snyder as its 2021 buyers. This is the Virginia estate, distinct from Snyder’s former River House property in Potomac, Maryland. Washingtonian’s May 22 report

Why hasn’t River View sold?
What we know: The public listing showed it available when checked. The price history does not reveal private offers, showing feedback or the seller’s priorities.
Possible factors to investigate: The fit between the price and competing estates, the number of buyers seeking a property of this scale, and whether its particular features match those buyers’ needs. These are analytical questions—not established explanations for this home’s marketing time.
A specialized waterfront estate also cannot tell us how quickly a colonial in Bristow or a townhouse in Fairfax should sell. Those homes need their own comparable sales and current competition.
Chris’s take: Don’t build your launch around “leaving room”
The point I want sellers to take from this is simple: don’t choose a high launch price just to leave negotiating room. Be able to explain the number.
In my video on interviewing a listing agent, I ask: “How did you come up with the value of the house?” I want sellers to see the work: similar homes, relevant recent sales, and adjustments for the property’s size, age and condition. An online estimate alone does not answer that question.
Your launch deserves that preparation. Agree on the pricing rationale and marketing plan before the listing goes live, then pay attention to actual buyer response. None of that requires pretending we know what happened behind the scenes at River View.

1. Is Dan Snyder’s River View estate still for sale?
As checked September 29, 2026, the public listing showed for sale at $49.9 million, MLS VAFX2293288. Check the current listing for subsequent changes.
2. Does the lower asking price mean the seller lost $10.1 million?
No. The difference is between two asking prices. It does not establish proceeds, profit or loss. Those depend on a completed sale and costs that are not established here.
3. Should I use River View as a comparable sale for my Alexandria home?
An active asking price is not a closed comparable sale. Location alone also does not make two properties comparable. Size, land, condition, waterfront and other features matter.
4. Should I automatically cut my price if my home hasn’t sold?
Start with a review of competing listings, relevant sales, showing access, presentation and buyer feedback. A price adjustment may be appropriate, but time on the market alone does not tell you what number to choose.
5. What should I ask an agent before agreeing to a list price?
Ask which comparable properties support it, how they differ from yours, how the home will be marketed, and when you will review results together. Ask to see the reasoning behind the recommendation.
