Living in Leesburg, VA: 10 Things to Know Before You Move

Chris's take: Leesburg has its own feel: a historic downtown, access to wine country and very different ways to live within a short drive of one another. The smart move is matching that lifestyle to your commute, budget and the specific property.

This guide adapts my Leesburg video script, with tax rates checked for 2026 and housing figures updated to August 2026. Here are ten things to understand before you move.

1. Test the commute before choosing the house

What to know: Leesburg has no Metrorail station. The Silver Line ends at Ashburn, so a rail commute includes the trip to the station, parking or a drop-off, the train ride and your final connection.

Route 7, Route 15 and the toll-road routes deserve a real weekday test. A downtown DC job, a Tysons office and an Ashburn workplace create different searches. Check your route at the hours you actually travel; a single advertised drive time won't tell you enough.

2. Verify schools by the exact address

Start with the LCPS Attendance Boundary E-Listing and select the correct school year. LCPS notes that boundaries can change; a Leesburg mailing address does not identify one set of schools.

Compare the programs, services and transportation that matter to your household. An online score alone cannot tell you whether a school is the right fit, and today's boundary does not guarantee future resale value.

3. A Leesburg address and Leesburg town limits are different things

The tax detail: For 2026, Loudoun County's base real property tax rate is $0.805 per $100 of assessed value. The Town of Leesburg rate is an additional $0.1774 per $100 for property within town limits. Together, those base rates equal $0.9824 per $100. Sources: Loudoun County and Town of Leesburg.

Example: At an $800,000 assessment, those two base rates total $7,859.20 per year, or about $655 per month. This illustration excludes special district charges, exemptions and other fees. Assessed value and purchase price are not necessarily the same.

The town says county and town amounts appear as separate line items on combined semiannual bills administered by Loudoun County. Check the actual parcel and bill before setting your budget.

4. Historic downtown is a big part of the appeal

King Street and the surrounding blocks give Leesburg a distinct sense of place: older buildings, local storefronts and restaurants close enough to explore on foot. King Street Oyster Bar is one option to include on a scouting visit; check the operator's Leesburg location details before heading out.

My take: Downtown has the character that can get lost when every home search becomes a comparison of square footage. Walk the area, then check how easily you could get there from the homes you're considering.

5. Wine country adds another weekend option

Stone Tower Winery and Casanel Vineyards & Winery are two places to explore outside downtown. Use their own websites for hours, reservations and visitor policies.

That access is part of Leesburg's appeal, but a weekend outing and a weekday commute are separate decisions. Try both before deciding the location works.

6. Look beyond the lot lines, including data centers

Loudoun County says data centers have diversified its tax base and helped keep residential tax rates lower. That countywide benefit doesn't answer the property-level questions about nearby buildings, equipment, views or future development. Read the county's explanation.

Review the surrounding parcels and applicable planning records for each home. Visit at different times and investigate specific concerns. A countywide headline is not a substitute for researching the block.

7. Choose the kind of Leesburg life you want

Compare downtown living, planned communities and properties with more land in the surrounding area. Each creates a different balance of maintenance, amenities, driving and space.

For acreage, verify internet service at the actual address and investigate any well, septic or private-road responsibilities. For an HOA or condominium, review its documents, fees and restrictions. Neither a mailing address nor a listing photo tells the whole story.

8. Put parks and trails on your scouting itinerary

The W&OD Trail connects Leesburg to the regional trail network. Ida Lee Park offers walking trails, playgrounds, recreation facilities and pools.

Check the actual route from a prospective home to the places you would use. A park nearby on a map is more useful when the access works for your routine.

9. Build a complete monthly budget

Start with principal, interest, property taxes and insurance. Add HOA or condo dues, utilities, maintenance, commuting and parking. If childcare is part of your budget, get quotes from the providers you would actually use.

Include annual vehicle taxes, too. The county and town publish separate vehicle-tax rates and relief rules on their county and town tax pages. The amount depends on the vehicle, its location and eligibility for relief.

10. Use current local housing data, then narrow it to the property

The supplied Bright MLS / ShowingTime locality reports show the following for Leesburg, VA, August 2026:

The nuance: The August median rose 7.8% year over year, while the year-to-date median was $843,320, down 2.5% from $865,000. A single month and the year-to-date picture can point in different directions.

Use this as context, then compare homes with the same property type, neighborhood, condition and price range. Twenty-one days is an average for sold homes, not a promise about how long your purchase or sale will take.

Five questions buyers ask about Leesburg

Should I rent before buying if I'm relocating?
A short rental can give you time to test the commute and explore neighborhoods. Compare that flexibility with moving twice and the cost of temporary housing.

How should I spend a first scouting day?
Try the commute first, tour homes in two contrasting settings, walk downtown and visit an everyday destination such as a park or grocery store. Leave time to revisit your leading area in the evening.

Can an older downtown home come with additional renovation considerations?
Check the property's condition, permits and any applicable historic-district rules before planning exterior changes. Confirm the requirements for that address with the town.

What should I ask about a golf-community home?
Separate HOA dues from club membership and ask what is included, optional or required. Review the current documents rather than assuming access comes with the house.

How do I compare a Leesburg listing with Ashburn or another nearby area?
Use the same total monthly budget, commute destination and home requirements. Then compare what each actual property gives you.
