Thinking About a Bigger Home in Prince William County? Look at the Cost to Move Up

What's happening: Prince William County's August 2026 Bright MLS report shows a different market for the home you might sell and the one you hope to buy. The townhouse median sold price was $545,000; the detached-home median was $732,500.

That $187,500 difference between medians is a starting point for a move-up conversation, not a quote for your move. Your actual numbers depend on the two properties, existing debt, transaction costs and financing.

The read: Inventory was up approximately 24.3%, while new pending sales fell 10.6%. Closed sales rose 2.4%, and the report puts the median price increase at 5.2%. Completed sales and new contracts measure different stages of the market: more closings do not erase a slower new-contract pipeline.

Why property type matters for your move

  • Selling a townhouse? August's $545,000 median was up 4.4% year over year. There were 176 closed sales, up 31.3%, but new pendings slipped 1.4%. Stronger completed sales are not a guarantee of immediate demand for the next listing.
  • Buying a detached home? The $732,500 median was up 1.9%. Active detached listings increased from 390 to 466, while new pendings fell 16.2% and closed sales fell 11.0%. That suggests more selection and softer contract activity than a year earlier, without establishing a discount on any particular home.

Why it matters: A move-up buyer participates in both markets. Compare recent sales and competing listings for the home you own with the specific detached homes you want. Countywide medians do not measure appreciation of an individual property or predict its sale price.

What to know before you move up

  • Start with estimated net proceeds. Subtract mortgage payoffs, estimated selling expenses and any agreed credits from a realistic sale-price range. Then decide how much cash to keep in reserve rather than put toward the next purchase.
  • Separate the price gap from the cash needed. A $750,000 purchase following a $600,000 sale has a $150,000 price gap. That hypothetical gap is not your down payment, closing bill or new loan balance. Existing debt, transaction costs and financing change the calculation.
  • Compare complete monthly budgets. Include principal and interest, property taxes, insurance, applicable mortgage insurance and association dues. Also plan for utilities, maintenance and repairs. Ask your lender for numbers tied to the actual property and loan terms.
  • Make a timing plan. Selling first and buying first involve different cash and housing needs. Build a backup plan for a delayed closing or a longer home search before making commitments.

Five questions about moving up in Prince William County

1. Can I buy before selling my current home?

It may be possible, but have a lender review qualification, available cash and the cost of carrying both homes. Do not assume expected sale proceeds are available before the sale closes.

2. Can my purchase depend on selling my existing home?

You can discuss a home-sale contingency when preparing an offer. Whether a seller accepts it and what deadlines apply depend on the negotiated contract. Review the actual terms before relying on that protection.

3. Should I renovate my current home before listing?

Start by comparing its condition with competing properties. Price repairs or preparation individually and weigh their cost, time and likely usefulness. A large renovation is not automatically necessary or fully recovered at sale.

4. Does a 5.2% increase in the county median mean my home gained 5.2%?

No. The median reflects the middle sale price among homes sold and can change with the mix of properties. Your home's condition, features, location and comparable sales need their own review.

5. What should I bring to an initial planning conversation?

Bring your desired timeline, must-have features, target areas and comfortable monthly budget. Have an approximate mortgage balance available for a proceeds estimate; share sensitive loan documents through an appropriate secure channel when needed.
