What’s happening: Bristow buyers have more to discuss than the asking price. Chris Colgan says he is seeing buyers negotiate more off the price and get more help with closing costs. But he still sees strong interest in Braemar.

That is his current experience working with buyers—not a measured concession trend from the market report below.

By the numbers: Bristow’s August 2026 market

The supplied Bright MLS data shows two different views of Bristow’s median sold price:

Reporting period 2026 median Same period in 2025 Change
August $730,000 $757,500 −3.6%
January–August $757,000 $710,000 +6.6%

Source: MarketStats by ShowingTime, data provided by Bright MLS as of September 4, 2026; locality labeled Bristow, VA. These figures are not countywide or individual-neighborhood statistics. The supplied price table does not specify its property-type filter or number of sales.

Why it matters: August’s median was lower than a year earlier, while the year-to-date median was higher. Both can be true. The reporting windows differ, and the mix of homes that sold can change the median. Neither number tells you how much a particular house gained or lost in value—or how much the seller contributed toward closing costs.

Chris’s take: Braemar still draws interest

“I’m seeing people get a lot more off houses and closing costs. Braemar is still a hot neighborhood for sure. Kingsbrooke is getting a little older.”

— Chris Colgan, lightly edited for clarity

The useful takeaway is to compare the actual homes, not assume every Bristow seller is in the same position. Chris would keep Braemar on the shortlist. His observation about Kingsbrooke also makes the condition and updates of each home worth discussing rather than judging the whole neighborhood by its age.

What to look at before making an offer

  • Comparable sales: Compare similar homes in the same neighborhood, with attention to condition and updates.
  • The whole offer: A lower purchase price and seller-paid closing costs help in different ways. Compare the actual terms, not just the advertised price.
  • The specific property: Ask about documented roof, HVAC and other major-system updates, and investigate condition through the inspection process.
  • Seller flexibility: Explore what the seller will consider without assuming every listing offers the same negotiating room.

Five questions buyers are asking

1. Are Bristow home prices falling?

The August 2026 median sold price was down 3.6% from August 2025, but the January–August median was up 6.6%. That is not enough to conclude that every Bristow home is losing value.

2. Are buyers getting closing-cost help?

Chris says he is seeing more of it in his work with buyers. The supplied median-price report does not quantify those concessions, and availability depends on the particular transaction.

3. Is Braemar still popular?

Chris describes Braemar as “still a hot neighborhood.” That is his local observation, not a neighborhood-level statistic from this report.

4. Should I rule out Kingsbrooke because its homes are getting older?

Age alone does not tell you a home’s condition. Compare maintenance, updates, inspections and price on the individual homes you are considering.

5. What should I send Chris to get started?

Send your target neighborhood, budget, timing and any listings you like. That gives the conversation a specific starting point for comparing homes and planning an offer.
