Gainesville Homes Took Longer to Sell in August—Even as the Median Price Rose
What's happening: Gainesville homes that sold in August 2026 spent an average of 27 days on the market, compared with 13 days in August 2025. Yet the median sold price rose to $749,500 from $740,000, up 1.3%.
Those figures come from ShowingTime's locality reports using Bright MLS data as of September 4, 2026. They cover the reports' Gainesville, Virginia geography across home types—not all of Prince William County or a national market.
By the numbers: a slower pace, not a uniform price drop
- August median sold price: $749,500 versus $740,000 a year earlier.
- August average days on market for sold homes: 27 versus 13.
- Year-to-date median sold price: $749,700 versus $735,000, up 2.0%.
- Year-to-date average days on market: 17 versus 12.
The August slowdown is sharper than the year-to-date comparison. But a median describes the mix of homes sold; it does not measure appreciation for an individual house. These closed-sale figures also do not tell us how long every currently active listing will take to sell.
Chris's take: buyers are sitting on the sidelines
Buyers are taking much longer. They are sitting on the sidelines, for sure. I also think the discussion of thousands of additional homes around Gainesville adds to that hesitation.
That is my observation of buyer behavior. The MLS figures show a slower selling pace, but they do not establish that a particular development announcement caused it.
What about the nearly 4,000-home headlines?
A July 29 local newsletter reported proposals totaling up to 3,929 homes across Catharpin Valley Estates and Manassas Preserve. That is a reported proposal figure, not a count of homes approved for immediate construction.
The county's September 23, 2026 development application schedule lists both Comprehensive Plan Amendment cases as pending: Catharpin Valley Estates, CPA2026-00003, and Manassas Preserve, CPA2026-00016. The county's planning process distinguishes initiating an amendment from the subsequent rezoning process.
What that means: potential future housing belongs in a conversation about expectations. It should not be added to today's available inventory or treated as a confirmed delivery schedule. The Gainesville Magisterial District used in planning documents is also not interchangeable with the Gainesville locality in the MLS exports.

Selling? Compare your home with similar nearby active listings, recent contracts and closed sales. Condition, home type and price range matter more to your pricing decision than a single area-wide median.
Buying? Compare the homes you can purchase now with actual new-construction options, costs and delivery dates. Waiting for a proposed community carries different uncertainties than choosing an available home.

No. It is an average for homes that sold during August, not a promise for an individual listing. Your competition, condition and asking price need a separate review.
Did every Gainesville home gain 1.3% in value?
No. The median sold price increased 1.3%. A change in the mix of homes sold can affect that figure even when individual properties perform differently.
Are these detached-home statistics?
No. These supplied Gainesville locality exports combine home types. A townhouse, condo or detached-home decision should use comparable properties of that type.
Are nearly 4,000 new homes available to buy now?
The cited headline concerns proposals. The county's September 23 schedule lists the two plan-amendment cases as pending. It does not establish thousands of completed homes, current listings or a confirmed delivery date.
