Moving to Herndon, VA? 5 Things to Know Before Buying
Updated September 2026 with Bright MLS market data.
Short answer: Before moving to Herndon, Virginia, budget for the Fairfax County vehicle tax, confirm whether a property is inside the incorporated Town of Herndon, investigate nearby land-use plans, compare homes by property type, and test the commute and noise conditions yourself.
The August 2026 Bright MLS report for the Herndon, VA market area recorded a $702,500 median sold price, 82 closed sales, 27 average days on market, 142 active listings and a 99.1% average sold-to-original-list-price ratio. Those figures are useful, but the detached, townhouse and broader attached-home segments behaved very differently.
One detail matters before almost everything else: a “Herndon, VA” mailing address does not necessarily mean the home is inside the incorporated Town of Herndon. Some Herndon-address properties are in surrounding Fairfax County. Confirm the parcel’s actual jurisdiction because that can affect local fees, services and which rules apply.

1. Budget for Fairfax County’s vehicle tax
Virginia buyers moving from another state are sometimes surprised that vehicles can generate a recurring local tax bill. Fairfax County’s tax rate for most vehicles is $4.57 per $100 of assessed value.
For tax year 2026, qualifying personal-use vehicles receive 49% Personal Property Tax Relief on the first $20,000 of assessed value. The portion above $20,000 receives no relief.
For example, the estimated Fairfax County tax on a qualifying vehicle assessed at $30,000 is:
- Tax before relief: $30,000 × 4.57% = $1,371.00
- Relief on the first $20,000: $20,000 × 4.57% × 49% = $447.86
- Estimated tax after relief: $923.14, before registration fees
If the vehicle is registered to an address inside the Town of Herndon, the listed annual local registration fee is $25 for vehicles weighing 4,000 pounds or less and $32 for vehicles over 4,000 pounds.

2. Evaluate data-center exposure one property at a time
Herndon is part of the Dulles technology corridor and is near Northern Virginia’s major data-center clusters. That does not mean every Herndon home has the same exposure to an existing facility or a future proposal.
A George Mason University study examined 13,348 Bright MLS home sales from 2023 located within seven miles of data centers in Fairfax, Loudoun and Prince William counties. After accounting for the variables included in its model, the researchers found no evidence of an average negative effect on sale prices.
That result needs context. The study was regional, cross-sectional and not specific to Herndon. It does not prove that every data center increases values or that proximity is irrelevant to every buyer. Noise, views, transmission infrastructure, truck activity and future land-use changes must still be evaluated at the individual-property level.
Before writing an offer, distinguish among:
- An idea or comprehensive-plan designation
- A submitted land-use or rezoning application
- An approved project
- A site under construction
- An operating facility

3. Herndon is not one housing market
The historic town area, Metro-adjacent locations, condo and townhome communities, and detached-home neighborhoods do not compete in exactly the same way. Even two properties with the same Herndon mailing city can differ in jurisdiction, housing type, association costs, parking and access to major roads.

Across all home types, the report recorded 74 new listings, 69 new pendings and 82 closed sales during August. Active inventory reached 142 listings, compared with 114 in August 2025—roughly 25% more choices. The overall median sold price was 1.4% below August 2025, while the year-to-date median of $749,000 was 2.6% above the comparable 2025 figure. One month’s median can change with the mix of homes sold, so it should not be treated as an appreciation rate for an individual property.
The segment data tells the more useful story. Detached homes averaged 17 days on market and sold for 100.7% of original list price. The broader attached segment averaged 35 days and 97.7%, while the townhouse subset averaged 24 days and 98.8%.
That does not mean every detached home will receive competing offers or every attached home has negotiating room. It means buyers should base offer strategy on the relevant property type, location, condition and recent comparable sales rather than a single market-wide headline.
4. The location brings real convenience—and real tradeoffs
Herndon’s appeal is tied to both its town amenities and its position in the Dulles corridor.
- Downtown and events: The Town Green hosts Friday Night Live, a free seasonal concert series.
- Trails: The paved, 45-mile Washington & Old Dominion Trail runs through historic Herndon, with access near Station Street and the municipal center.
- Parks: The Town lists 11 neighborhood parks, including Runnymede Park.
- Metro: Herndon Station is on the Silver Line. Washington Dulles International Airport is two stations west on the same line; reaching Reagan National Airport requires a transfer.
Herndon Station and the historic downtown/Town Green are not the same destination—they are roughly 1.6 miles apart. A home marketed as convenient to one may not be equally convenient to the other.
Dulles access can be a major advantage, but road congestion and aircraft noise may matter at some locations. Before buying, drive the actual commute during the hours you expect to travel and spend time outside the property on a weekday, evening and weekend.
5. Buyer readiness should match the home type
An average of 27 days on market does not give every buyer 27 days to decide. Well-positioned detached homes moved faster in August, while attached properties showed more varied pricing and market times.
Before touring, prepare these five items:
- Obtain a current preapproval. Know the payment at several price points, not only your maximum approval.
- Budget beyond principal and interest. Include vehicle tax, association fees, insurance, utilities, maintenance and any Town-specific fees.
- Define the correct comparison set. Compare detached homes with detached sales and townhouses with relevant townhouse sales.
- Verify the parcel. Confirm jurisdiction, association rules, planned nearby development and the routes you will actually use.
- Set an offer strategy before the right home appears. Decide how you will handle price, inspection, appraisal, closing timing and competition based on the property—not a generic market label.
The August figures show why this preparation matters. Detached sales averaged 100.7% of original list price, while attached homes averaged 97.7%. Those are segment averages, not promises about a particular listing, but they demonstrate that a single offer strategy will not fit every Herndon home.
