Old Town Warrenton, Brookside, Snow Hill or Vint Hill? Chris’s Take on Where to Look
Cover: Historic Fauquier County courthouse in Old Town Warrenton. Photo from the Colgan Team library.
My first stop would be Old Town Warrenton. The charm, character and opportunity to walk around and explore are what put it at the top of my list. But I would also have buyers look at Brookside, Snow Hill and Vint Hill before deciding which part of the Warrenton area fits their life.
Why it matters: A Warrenton mailing address does not describe one uniform housing market. The neighborhood, the actual drive to work and the type of home matter. The August 2026 Bright MLS reports below show just how different the price points can be.

Chris’s take: start with Old Town
If you ask me where I would start, it is Old Town for sure. You get so much charm and character, and you can walk around and take it all in. I also see affordability as part of its appeal, although that depends on the particular home and what you are comparing it with.
Make time to explore on foot rather than only driving past a listing. For a longer walk or bike ride, the town identifies Depot Park on South Fourth Street as the start of its 2.2-mile paved Greenway.
What to check: Walk the route from a specific home to the places you would actually use. A Warrenton address by itself does not mean you can walk downtown. Compare the home’s condition, parking and likely maintenance costs alongside its asking price.
Brookside: put the DC side of Warrenton on your list
Brookside is another neighborhood I would keep in mind. It is a very popular option in 20187 on the DC side of Warrenton.
For buyers who want community amenities, there is something concrete to compare here. Craftmark’s Kettle Run Estates at Brookside community page lists walking trails, two pools, two clubhouses, courts and a community gym. Confirm the current association terms, fees and access for the specific property you are considering.
The price context: Brookside’s advertised-subdivision report shows a $950,000 median sold price across five August closings. Its January–August median was $927,500 across 36 sales. That is useful context for your budget, but five closings are too few to treat one month as a definitive price for every home.
Snow Hill: a neighborhood worth looking beyond the headlines for
Snow Hill is my lesser-known pick off Route 29. It can be easy to overlook when your search is focused on the more familiar neighborhood names.
The Snow Hill Homeowner’s Association describes a community of 164 single-family homes on 360 acres of wooded, rolling terrain east of Warrenton. That gives you a different setting to consider alongside Old Town and Brookside.
Before you choose: Review the association’s governing documents for the applicable phase and compare the actual home, lot and drive. The supplied reports do not provide a Snow Hill-only median, so I would pull comparable sales for your specific search rather than assign it the broader ZIP’s price.
Vint Hill: another stop on the same home-search tour
Vint Hill belongs in this comparison because it offers another neighborhood setting to experience in person. You can combine your visit with a stop at Vint Hill Craft Winery, which lists its location at 7150 Lineweaver Road.
Tour the residential streets as well as the nearby businesses. Think about how you would spend an ordinary weekday, not just a Saturday afternoon. Confirm the property’s location, association details and route to your regular destinations; a Warrenton postal address does not automatically place it inside the Town of Warrenton.
By the numbers: August 2026 Bright MLS snapshot
Here are the local reports I am using to put those choices in context. These are closed-sale figures for August 2026, with year-to-date figures covering January through August.
| Reporting area | August median sold price | Closed sales | Avg. days on market | Jan–Aug median |
|---|---|---|---|---|
| ZIP 20186 | $485,000 | 21 | 16 | $568,500 |
| ZIP 20187 | $835,000 | 31 | 23 | $815,000 |
| Brookside advertised subdivision | $950,000 | 5 | 17 | $927,500 |
The broader trend: Compared with August 2025, average days on market increased from 14 to 16 in 20186, from 16 to 23 in 20187 and from 6 to 17 in Brookside. Active listings moved in different directions: 20186 had 39 versus 48 a year earlier; 20187 had 56 versus 42; Brookside had four versus seven.
Read the boundaries carefully: 20186 is broader than Old Town, 20187 covers more than any one neighborhood, and Brookside is a subdivision report. These are not three equivalent geographic areas or matched sets of homes. Home type, size, condition and the mix of sales affect medians. The $485,000 figure is not an Old Town-only median or a promise that a comparable Brookside home costs that amount downtown.

Five questions buyers ask about the Warrenton area
1. Does a 20186 address mean a home is in Old Town?
No. A ZIP code is a postal area, not an Old Town neighborhood boundary. Confirm the actual address and walk or drive to the destinations that matter to you.
2. Does Brookside’s $950,000 median mean that is the entry price?
No. It is the midpoint of five reported August sales, not the least expensive available home. Check current listings, property characteristics and comparable closed sales to establish a realistic range.
3. How should I compare the commute?
Use the exact home and workplace, the time you normally travel and your required office days. Test the route in both directions. Being on the DC side of Warrenton does not guarantee a particular travel time.
4. What should I review besides the purchase price?
Compare estimated taxes, insurance, association charges, maintenance and any property-specific service costs. Review current association documents where applicable and ask for a full monthly-cost estimate for each finalist.
5. Can Chris help me compare these neighborhoods in one search?
Yes. Share your budget, must-haves and timeline, and my team and I can help narrow the choices, arrange tours and review relevant sales. If you need to sell first, we can also help you plan the timing of both moves.
