What's happening: Some Reston buyers are hesitating, but Chris Colgan is still seeing people move forward when the neighborhood and amenities fit. His strongest local observation: new construction remains a draw, including Dream Finders Homes at Sunset Station.

That is Chris's experience working in the market, not a measured sales trend for every Reston neighborhood. The supplied August 2026 Bright MLS figures help put it in context.

Why it matters: Reston is a neighborhood-by-neighborhood decision

A buyer looking for a newer townhome, outdoor space and convenient everyday stops may react differently from someone comparing an older property with a different layout or fee structure. Chris's takeaway is to look closely at the individual home and what comes with living there.

“I'm seeing some hesitation among Reston buyers, but it really depends on the neighborhood. Amenities are a big factor in whether people move forward. I'm also seeing new construction do well, including Dream Finders Homes at Sunset Station.”

Source: MarketStats by ShowingTime, data provided by Bright MLS as of September 4, 2026; supplied locality-level “Median Sold Price” and “Avg DOM (Sales)” reports for Reston, VA. These are aggregate locality figures, not a detached-home, townhouse or condominium breakdown. August and year-to-date periods are shown separately.

What to know: August's higher median does not mean every Reston home gained 19.6% in value. A median reflects the homes that sold and can change with the mix of transactions. The supplied extracts do not establish what caused the increase.

Selling time also tells two different stories: August's sold homes averaged two fewer days on market than a year earlier, while the January–August average was three days longer. Neither measure tells us how long today's unsold listings will take. This is an August snapshot, not a September results report.

Three places behind Chris's optimism

Chris also points to Reston's position in the Dulles tech corridor as a reason for his optimism. His expectation that Reston could remain a hot market is a personal outlook, not a guarantee of future prices or demand.

Your next move

Buying? Compare the full package: purchase price, monthly payment, association fees, the amenities you will actually use, commute and condition. With new construction, compare the delivered home, options and written incentive terms—not just the advertised starting price.

Selling? Start with comparable homes in your neighborhood and property type. Show buyers what makes daily life at your home appealing, and price against the alternatives they can tour today.

Work with Chris on your Reston move. Share your budget, preferred neighborhoods and timeline—or your property and selling plans—and let's build a comparison around your situation.

Five questions Reston buyers and sellers ask

1. Does buyer hesitation mean I can negotiate on every home?

No. Compare the specific property's asking price, condition, time on market and competing listings. Chris's observations do not establish a standard discount or closing-cost concession across Reston.

2. How should I compare amenities between neighborhoods?

List the amenities you would use regularly, confirm access and fees, and visit at the times you would normally use them. Distinguish amenities included with the home from nearby businesses or facilities that require separate payment.

3. Should I choose new construction over a resale home?

Compare actual homes within your budget. New construction may suit your layout and finish preferences; a resale may offer a different location, lot or move-in timeline. Review all costs, contract terms and delivery timing before choosing.

4. Can the Reston median price tell me what my home is worth?

It provides background, not a valuation. Relevant comparable sales, property type, condition, improvements and current competition are needed to estimate a particular home's market position.

5. Are Sunset Station and Reston Station the same place?

No. Sunset Station is the Dream Finders Homes townhome community featured in Chris's photo tour. Reston Station is the separate mixed-use development. Confirm the exact address and community when comparing listings.
